Project Overview
A mixed-use residential commercial building at 4 Needham Street, Lindsay. This project aimed to deliver modern, affordable housing units alongside commercial spaces to bolster local economic growth. Situated at the intersection of Needham Street and St. Patrick Street, the site offers scenic views of the Scugog River. The development navigated land use and accessibility constraints to optimize the site's potential, enhancing the community and providing essential amenities. The conceptual planning prioritized maximizing resident benefits and site connection: River View Orientation: The design placed the majority of the residential units to face the Scugog River, ensuring residents benefit from the site's most valuable scenic asset. Affordable Housing Amenity Focus: Significant attention was given to creating ample gathering spaces for the affordable housing residents. A large, communal gathering area was strategically provided on the first-floor common area, designed to foster community interaction and host resident activities. Commercial Zone Integration: The commercial spaces at the base of the building are complemented by a small, dedicated hardscape plaza area (landscape area), intended to serve as an attractive pedestrian zone and public gathering spot for customers and the community.
